Prepping your home to MAXIMISE sale price

When selling your home it’s important to do what you can to maximise sale price potential. Presentation is an important part of the process.

Why prep your home for selling?

The majority of home buyers first start their search for a new property online, so it’s important to make the first impressions count! The following is a thorough guide to prepping your property for photography and open homes to MAXIMISE the sale price.

General tips for all areas
  • Thoroughly clean the whole home (vacuum carpet, mop hard floors, clean windows and countertops)
  • Ensure all lights are in working order
  • Remove personal photographs (or replace with less personal imagery)
  • Place all shoes and jackets in closets
  • Open blinds to let in light

Curb Appeal – Creating an inviting front exterior
  • Tidy up yard (mow lawns, trim shrubs, sweep up leaves etc)
  • Remove visable water hoses
  • Remove cobwebs from eaves, window and door frames
  • Close garage doors
  • Remove cars from driveway and front of home
  • Remove any sporting equipment and toys
Back Garden – Your private oasis
  • Tidy up outdoor tables and chairs
  • Clean up kid’s toys, balls, sand-pits etc.
  • Sweep decks and paved areas
  • Rake leaves
  • Trim trees and shrubs gently if necessary
  • Clean pool
  • Remove pool vacuum hoses
  • Hide pool cleaning equipment
  • Ensure any outdoor cushions are fresh and bright (not faded)
Kitchen – The heart of a household
  • Clear and clean countertops completely (no mail, dishes, knife blocks, chopping boards etc)
  • Leave out just one small appliances such as coffee machine
  • Clear off outside of fridge (no magnets, photos, papers etc)
  • Hide rubbish bins in pantry or cupboard
  • De-clutter and wipe out cupboards and drawers
  • A fruit bowl with fresh green pears or apples can brighten up the bench
Dining Room – conversation starters
  • Clear and clean table
  • Feature one centre piece such as a vase of flowers or pot plant
  • Straighten all chairs and space them evenly
  • Remove high chairs or booster seats
  • Use decorative place settings if desired
Living Rooms – Relax and unwind
  • Remove kids toys
  • Fluff and arrange cushions and throw rug
  • Declutter fireplace mantel and shelving
  • Remove stacks of papers and magazines
  • Wipe coffee table and create display using 3 items
  • Turn TVs off
Bedrooms – Sleep tight
  • Make bed and decorate with cushions and throw rug
  • Press bed linen
  • Clear bedside tables of personal items
  • Remove phone chargers and devices
  • Declutter dressing table
  • Remove family photos
  • Remove wall stickers and personalised names from kids bedrooms
  • Hide or tidy toy baskets
Bathrooms – A day spa at home
  • Clear counter tops completely. No toothbrushes, soaps, medications, make-up etc
  • Remove shampoo, soaps, loofahs etc from showers and baths
  • Put toilet seats down
  • Use fresh, new matching towels
  • Remove floor mats
  • A small plant and a nice hand wash pump pack on the counter add a nice touch
Pets – Your best friend
  • Place pet bedding and toys in a cupboard
  • Remove any pet hair from furniture
  • Hide food and water bowls in pantry or cupboard
  • Clear back yard of pet waste and toys
